Selling a house requires a lot more diligence than simply creating a basic MLS entry and filling out a contract. Yet, that is extent of what many agents do. What is the point of enlisting a real estate agent if they are not going to use their expertise to truly market your home and to keep you from entering into dangerous contracts?

A Little Touch Up
We frequently have older clientele who are incapable of doing touch-ups and minor repairs. We listed a house owned by a couple who were downsizing into a small apartment, because their house was becoming too much for them to handle. Partway through the listing period, the couple moved out of the house. When their furnishings were removed, there was a section of wall behind where their TV was, that had a different color paint..
Your Legal Description is Wrong
As with all of our clients, when we take a listing, we thoroughly investigate the property to make sure that there are no issues that will cause havoc when we go under contract. We look at the deeds, the legal descriptions, the tax records, the permits, the well record if there is a well, and the septic permit if there is a septic. We also look for possible encroachments, or anything else that might be of concern.
Out of Town Seller
We frequently have sellers who live out of town and need assistance with getting a house ready for sale or with resolving problems that come about. With one particular house, the mother had passed away and the children were living in another state. We helped the children contact an excellent Estate Sale professional to handle the sale of the personal property.
Earnest Money
It is not common that a seller keeps a buyer's earnest money, but it happens on occasion. In this case, the earnest money was well deserved. We listed the lovely golf course home of a retired couple who were looking to move closer to their grand children. We received a cash offer from a lawyer with a $5,000 earnest deposit.
Too Good to Be True
Our clients are very well informed when they receive a purchase offer. We do a lot of investigation and we use our wealth of knowledge to present our clients with the pros and cons associated with an offer. If the buyer is getting a loan, we will contact the lender to make sure that the lender has confidence in the buyer's ability to get the loan. If the buyer is paying cash, we will make sure that a proof of funds is provided. We will also review the type of loan that the buyer is getting and how that may impact the requirements and timing of the sale.
